2 Year Asphalt Paving Warranty

Sometimes, especially when conditions do not allow for optimal drainage, pavement may have areas that are holding water. If an area of concern develops, we will inspect it to determine if a drainage repair is possible. The general rule of thumb is: if the water in the low area will cover at least the depth of a quarter coin, we will give you the option of re-heat patching to try to eliminate the puddle. Please note when less than 1% slope exists, perfect drainage is not possible.

The owner is responsible for backfilling their new pavement edges with topsoil and seed to protect the edges from premature cracking. It is best not to park on or near the edges, or drive off the edges, which can cause premature edge cracking. In general, there is no warranty against edge failure.

Sometimes new asphalt pavement will develop one or more cracks during the warranty period. These cracks are usually caused by something underground like tree roots, wires, pipes, culverts, etc. Other common causes for a crack during the warranty period could be natural expansion cracking from hot/cold weather or a pavement joint. If it is a hairline crack, nothing is needed or recommended for repair. It is normal to see a few hairline cracks from expansion. If, however, during the warranty period a crack develops and is 1/4″ wide by 1/4″ deep minimum, please contact us and we will perform the necessary repair on these areas. Again, no repair or maintenance is usually recommended for cracks smaller than %” by 1/4″.

If an area settles or sinks a minimum of 1/4″ we will repair the area at no charge during your warranty period.

Vehicles parked in the same spot for extended periods of time (even just a day during a hot summer) may leave small indents. This can be avoided by placing something (i.e. plywood) under the tire to disperse the weight. Bike kickstands will sink in and cause damage which is not covered under the warranty.

Fluid leak repairs are not covered under the warranty. Gasoline especially will ruin the surface of asphalt. While it is best to avoid any fluid leaks on asphalt, if you catch it right away damage can oftentimes be avoided. Use something to absorb as much of the fluid as possible and then wash the area with soap and water, being careful not to spread the fluid over the asphalt.

Each homeowner determines if and when to sealcoat. Sealcoating is typically done every 3-5 years. Sealcoating is NOT required during your warranty period. You may call your project manager at United Paving Company for guidance to fit your project.
